The tar, asphalt, aggregate mix in your paved surfaces can heat up and separate if not shaded by trees. This creates cracks around the aggregate, that if not repaired by winter, can allow water into the cracks and when it freezes creates pop-holes and large cracks in these surfaces. Shade can reduce these cracks. The loosened aggregate can be torn up by trucks and cars driving over them and tear up these surfaces.

These surfaces should be sealed or topped every 7-10 years and replaced every 30 years. This seal costs about $0.27/sq. ft. or $50,000/linear mile. This sealing can be extended from 10 years to 20 years if it is shaded by tree canopy.
